Building Enclosure Peer Review for The Haven-National Harbor, Maryland

Integral Consulting has provided Building Enclosure Constructability Peer Review services for The Haven – National Harbor project on Riverhaven Drive, National Harbor, Maryland. The Haven project is in the process of being adapted from a rental property project to a condominium project. The objective of the review is to identify potential risk and to propose remedies in this process of conversion.

The Haven – National Harbor is a new construction, residential development of 248 one, two and three-bedroom units (298,815 gross square feet) and 385 structured parking spaces (144,430 gross square feet). The building takes the form of residential units wrapping two courtyards, one featuring a swimming pool and terrace, sitting on and partially wrapping the parking podium. Exploiting a grade change on the site, the parking is partially underground. The construction is Type III-A for the residential scope and Type I-A for the parking deck and plaza.  A variety of building envelope systems exist at the Haven – National Harbor.  A unique issue with this project, already under construction, is that the property is to be converted to a condominium project versus the originally intended rental apartment scheme. The focus of the proposed service is consideration of the envelope systems and detailing.
