Integral Consulting is providing peer review services for Northfield’s Focus Development  on the 831 Emerson Street project, a mixed-use residential building at Emerson Street and Benson Avenue, adjacent to the CTA Purple Line, in Evanston, Illinois.

IC will review

  • Architectural Drawings, Specifications and related materials
  • Consultant Drawings, Specifications and related materials.

The 9-story building has a total building area of approximately 280,000 gross square feet with a mechanical penthouse. The 1st floor is comprised of a residential lobby, storage and support spaces, with approximately 3,700 square feet of retail space and parking.  170 structured parking spaces are provided on three levels including a below grade level. The parking count includes two ride-share parking spaces accessed along an alley to the east edge of the property. Floors 2 through 9 contain 242 dwelling units including studio, one, two and three-bedroom types ranging from an average of 390 square feet up to an average of 1,150 square feet.  Amenity spaces and a landscaped terrace are found at the 2nd level. The primary exterior finish materials are brick and metal panel with aluminum window wall systems.
